Sea View Place

We’re pleased to share that planning permission has been granted for Sea View Place, our purpose-built student accommodation scheme in Southampton.
Working with Cavendish and Gloucester, the project will deliver much-needed, high-quality student housing in a well-connected part of central Southampton.
The approved scheme comprises 170 student bedrooms, alongside communal areas, quite study and a variety of social spaces. Thoughtfully designed study rooms, multimedia areas, and landscaped outdoor spaces have been included to support students’ wellbeing, learning, and social engagement.
Extensive consultation took place throughout the planning process, including with Southampton City Council, the Southampton Society, and local ward members. Feedback from these stakeholders helped refine the design, particularly in terms of height, footprint, and visual character, to better reflect the needs of the local community.
Our people-focused approach started with a character analysis to capture Fourposts Hills' heritage – and understand people’s needs and constraints when engaging with the area particularly with the adjacent redevelopment of the Station Quarter near to the site.
The proposal features a layout with a range of internal spaces with neurodiversity in mind to ensure residential environments are inclusive, calming, and adaptable to a range of sensory and cognitive needs. Key principles include using natural lighting, soft acoustics, intuitive wayfinding, and a balanced palette of textures and colours to reduce sensory overload. Providing quiet zones, flexible workspaces, and clear spatial organisation fosters comfort, dignity, and accessibility for neurodivergent residents and visitors, aligning with a broader commitment to inclusive urban living.
This site, located just a short distance from Southampton Central Station, plays a key role as a gateway into the city. It is one of the first impressions visitors receive when arriving by rail and sea, and it presents a valuable opportunity to set a high standard for development in the wider area. The high quality design will help to signal start of the city centre and help to showcase Southampton as a vibrant and modern place to live.
We’re excited to see Sea View Place rejuvenate this part of Southampton, and to witness the positive impact it will bring to the local community and student residents.
