Addressing growth around Chichester, up to 250 homes north of Selsey will support a growing community and help sustain local services. The project is currently at an early stage, with the team promoting the site for allocation and preparing an application in a district that is highly constrained by its location on the coastal flood plain, ecological sensitivities, and proximity to the South Downs National Park.
The scheme pushes the envelope by delivering a viable development that can progress at pace to construction, respond to market needs, and reflect emerging Chichester policy on higher density, sustainability, and design quality. Innovation has been central to achieving this balanced approach.
Increasing density to 40 dwellings per hectare and beyond often requires a greater proportion of apartments. By innovating in house type design, the scheme avoids relying too heavily on apartments, retaining broader market appeal while accommodating a range of household types. The proposal introduces new house types to increase density while maintaining the provision of single-family homes that is appropriate to the context of Selsey.
House types being explored include:
• Garden and amenity space provided as a deck over private parking spaces, with bin and cycle storage below.
• Side gardens with windows oriented accordingly, allowing homes to be positioned closer together without compromising privacy.
These innovations form part of a wider scheme that includes generous open space, with varied opportunities for play, recreation, and food growing, allowing residents to choose to enjoy these activities either privately in their own gardens or within shared public spaces.
